CONSTRUCTION MANAGEMENT – MULTI-PRIME
This delivery method involves the owner contracting directly with multiple prime contractors, each responsible for different aspects of the project (e.g. electrical, mechanical, plumbing). As the construction manager, Dunham Construction coordinates and oversees these contractors, ensuring seamless integration of their work. CM multi-prime offers enhanced control over the project schedule and budget, as the construction manager acts as the owner’s representative to directly engage and manage the prime contracts. This method leads to cost savings and improved project efficiency through concurrent work on multiple project components.
LEASE – LEASEBACK CONSTRUCTION
This innovative financing method is particularly advantageous for public educational projects. It involves leasing a property to a developer who finances and constructs the facility. Upon completion, the property is leased back to the owner for a specified term. This arrangement provides financial flexibility by spreading out payments, enables faster project commencement, and often results in cost savings through streamlined construction processes. Lease/Leaseback is ideal for projects that require upfront capital investment without immediate financial burden on the owner.
